Rental Criteria

Minimum Application Requirements

Your Application will not be considered if you do not meet the minimum application requirements. Each prospective resident/occupant over 18 must submit an application and pay the $50 non-refundable application fee in order for the application to be complete. Incomplete applications will not be reviewed.

  1. Household monthly gross income must be equal to 2.75 times the stated rent.
  2. Verifiable employment
  3. Verifiable rental history from a third-party landlord (home ownership exception)
  4. Good credit history with no adverse reports
  5. No history of criminal behavior
  6. No evictions within the past 7 years
  7. No outstanding balance owed to landlords or management companies

Required Documentation

The following documents are required within the first 24-hrs after submitting an application. If we do not receive the following documents within the first 24-hrs, we will cancel your application and move on to the next applicant:

  1. Government-issued photo ID (Front and Back)
  2. Past three (3) months bank statements
  3. Past three (3) pay stubs or offer letter
  4. Completed pet screening (for pet-friendly homes)

Application Disclaimers

  1. Inaccurate, incomplete, or falsified information will be grounds for denial.
  2. Any applicant currently using illegal drugs will be denied. Drug use at any time during tenancy will result in an eviction.
  3. Any individual whose tenancy may constitute a direct threat to the health and safety of an individual or the property will be denied tenancy.
  4. Denial of one application will disqualify the entire party.
  5. All information collected will be used to determine qualification, including credit score.

Occupancy Policy

  1. Occupancy is based on the number of bedrooms in a unit. A bedroom is defined as a space within the premises that is used primarily for sleeping, with at least one window and a clothing closet.
  2. Maximum two persons are allowed per bedroom.

Income Criteria

  1. Household monthly net income must be equal to 2.75 times the stated rent.
  2. Pay stubs from current employer for the past three (3) months or offer letter from employer
  3. Self-employed applicants must provide the past two years of W2s.

Employment Criteria

  1. Verifiable employment is required
  2. Self-employed applicant will be verified through state corporation commission, and may be required to provide previous year’s tax returns.
  3. Income criteria will be denied if the source is unverifiable.

Security Deposit Increase and/or Co-signer Requirement

The following conditions will result in an increased deposit and/or co-signer required:

  1. No rental references with all other requirements being met.
  2. Rental references for tenancies over twelve (12) month ago with no current reference with all other requirements being met.
  3. Credit score below 625, no credit, or shallow credit with all other requirements being met.
  4. Income below required threshold with all other requirements being met.
  5. Rental history with less than two dishonored checks or late fees with all other requirements being met.

 

Co-signer Policy

If use of a co-signer is approved, the co-signer must meet the following criteria:

  1. Meet all of the rental criteria listed above.
  2. Have well-established credit with a minimum credit score of 680.
  3. Have a monthly gross income of 3 times the stated rental amount.
  4. Have a credit history with no adverse reports.

 

Criminal Conviction Criteria

Upon receipt of the rental application and screening fee, Owner/Agent will conduct a search of public records to determine whether the applicant has been convicted of, pled guilty to, or no contest to any crimes.

Any of the following shall be grounds for denial of the rental application:

  1. A conviction, guilty plea, or no-contest plea for any felony involving serious injury, kidnapping, death, arson, burglary, robbery, rape, sex crimes, extensive property damage or drug-related offenses.
  2. A felony conviction, guilty plea, or no-contest plea where the date of disposition, release, or parole has occurred within the last seven (7) years.
  3.  A conviction, guilty plea, or no-contest plea where the date of disposition, release, or parole has occurred within the last seven (7) years for any misdemeanor or gross misdemeanor involving assult, intimidation, property damage, sex, drug, or weapons charges.
  4. A conviction, guilty plea, or no-contest plea where the date of disposition, release, or parole has occurred within the last three (3) years, for any class B or class C misdemeanor involving criminal trespass, theft, dishonesty, or prostitution.
