Pet Screening

Welcome furry friends! We understand the important role pets play in our lives. Fulcrum Property Management actively incentivizes owners to provide pet-friendly homes. We are strong advocates for responsible pet ownership. We strive for mutual accountability and responsibility for the benefit of all our residents. It is very important that all of our animal owners fully understand and acknowledge our pet and animal policies. We require every animal owner to complete a third-party screening and review process. This quick and easy process ensures that we have your policy acknowledgements, animal history and records, and legal statement of accuracy.

Household Pets

This is a required application process for anyone that owns a household pet. This includes dogs, cats, and other approved animals. There will be additional pet rent and deposit for household pets. Please contact FPM for additional details on approved pets.

Service and Support Animals

This is a required review process for anyone with a disability and other medical need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service dog or emotional support animal). This request will be reviewed by a third-party legal team to ensure the accommodation request meets HUD/s Fair Housing Act guidelines. There is no cost for submitting an accommodation request. Please ensure you are aware of the Oregon laws for submitting a fraudulent accommodation request.

Fulcrum Pet Protection Program

All pet owners are subject to the following program terms. Not all properties allow pets, please verify that the property you are applying for allows pets before beginning the pet screening process.

There is no cost for verified service dogs or emotional support animals. All animal owners must register with our third-party pet screening service. This includes owners of service or support animals.

The third-party service charges $20 for the first pet and $15 for each additional pet. There is no charge for verified service or emotional support animals. The third-party service assigns a rating of 0-5 “paws” for each pet. Pet rent is based on your pet’s “paw” score. If your pet is approved, there is also a $400 deposit added on to the existing security deposit.

Note: Any non-verified service or support animals with a zero “paw” score will be denied
